What this website collects, why, and the choices you have.

The Short Version
We collect very little on this site. We do not sell your personal information, and we do not share it for advertising across other sites. Applications, resident accounts and payments are handled by our leasing and property management software, not on this website.

What We Collect
- What you send us. If you email or call a property manager or our office, we receive your name, contact details and whatever you tell us. If you send an inquiry or start an application from the availability list, that information goes to our leasing system (AppFolio) and is handled under the terms you see there.
- Automatic technical data. Like most websites, our hosting provider (Netlify) keeps basic server logs, such as your IP address, browser type, device type, the pages you request and the date and time.
- Cookie notice choice. We store one small setting in your browser to remember how you answered the cookie notice.
We do not knowingly collect sensitive personal information through this website, and we do not run advertising or cross-site tracking tools of our own.
How We Use It
We use what you send to answer your questions, process applications, manage tenancies, run and secure the site, and meet legal obligations. We do not use it to build advertising profiles.
Who Else Is Involved
Some parts of this site are provided by other companies. When you load them, they may receive your IP address and set their own cookies, under their own privacy policies:
- AppFolio, for the availability lists, inquiries, applications and the resident portal. AppFolio may use its own analytics and cookies.
- Netlify, which hosts the site.
- Google Fonts, for the typefaces, and Google Maps or OpenStreetMap, for maps and directions.
- Cloudflare's cdnjs, which delivers a map script.
- Kuula and YouTube, for virtual tours and videos.
We also share information with service providers who help us run our business, and when the law requires it or to protect our rights. We do not sell personal information, and we do not share it for cross-context behavioral advertising.
Cookies and Signals
This site sets only the cookie-like storage it needs to work. Embedded third-party content may set more once you play or load it. You can block cookies in your browser settings. We do not track you across other websites. If your browser sends a Global Privacy Control signal, we treat it as a request to opt out of any sale or sharing, which we do not do in any case.
How Long We Keep It
We keep server logs for a short time, and we keep emails, inquiries and records connected to a lease for as long as we need them for the tenancy, legal, tax and accounting purposes.
Security
We use reasonable safeguards, but no method of sending or storing information is completely secure. Please do not email sensitive items such as full Social Security or bank account numbers. Use the secure application or portal instead.
Your Privacy Rights
If you live in California, you have the right to know what personal information we collect, use and disclose, to ask us to delete it or correct it, to opt out of the sale or sharing of your information (we do neither), and to be treated the same whether or not you use these rights. We will confirm your identity before acting on a request, we will answer within 45 days, and an authorized agent may submit a request for you with your written permission. Records held in our leasing system may be subject to legal retention requirements.
Children
This site is for adults looking for a home. It is not directed to children under 16, and we do not knowingly collect their personal information.
